I teach guitar here in Leeds, it's important to find out exactly where they are (newb, intermediate etc.), where they want to get to and what artists they like. Then to go from there. I'd stay away from too much theory to start with, and always try to plan lessons in advance so you know exactly what to do during it.

I give them small but useful exercises to develop technique, strength and finger independence first, just to see their natural aptitude for the instrument. Also, find out what songs and bands they want to learn, say an easy Metallica song or whatever, but don't just teach them the song/how to read tab, really apply the techniques that are used in the songs (palm muting, sliding etc.) to help them develop and understand...that way it teaches them important technical basics but in the form of songs they like, rather than just chromatic exercises or whatever.
